Chimney Cap Installation
Stainless steel caps for brick chimneys and stainless chase tops for chimneys wrapped in siding.
Grand Rapids Elite Chimney Sweep does chimney sweep in Walker, MI, along with inspections and masonry repair, for farmhouses on the old township roads and subdivisions off Alpine Avenue.

Walker was the second township organized in Kent County, back in 1837, and it covers almost 25 square miles of land. That much room means every kind of chimney: a 1920s farmhouse with the original clay flue, a ranch from the 1960s, and a 1990s two-story near I-96 with a metal chase. One chimney from each era can tell you how this city grew. We bring tools for all three.

Questions?Contact UsA sweep and inspection of one fireplace runs 45 to 60 minutes. Drop cloths and runners lead from the door to the hearth, and a HEPA vacuum rides along with the brushes.
Please keep a walkway clear and move seat cushions or furniture away from the opening. We would like pets in another room if vacuum noise bothers them. Two fireplaces take closer to 2 hours.
Tuckpointing is cutting out the tired mortar between bricks and packing in fresh, a lot like recaulking a tub: you scrape out the old stuff first or the new bead will not hold. We grind the joints back about half an inch to three quarters, pack them, and match the color as closely as we can. Details on chimney tuckpointing.
Tall farmhouse chimneys on open lots take weather from every side. The crown on top, a sloped cement slab, should overhang the brick by about 2 inches to shed water past the face. We coat a good crown and rebuild a failed one, then check the brick under it. See chimney crown repair.
Our sweep covers the fireplace, the damper, the whole flue and the cap, with tarps down and a HEPA vacuum running. A 360 degree camera scans the flue afterward and we email you the report. Wood stoves tend to build creosote faster than open fireplaces, so a heavy burner may want a sweep after a season of daily fires.
A Level 2 inspection includes a video scan of the flue and the attic and crawl space sides, and it is the level used when a home is sold. We have done these for Walker houses on both ends of the age scale. The chimney inspection page explains Levels 1, 2 and 3.
Stoves and inserts vent through a narrower flue than an open fireplace, and a cracked liner there can push smoke back into the room. We look at the liner on the camera, repair clay tile with the HeatShield sealant, or run a stainless 316Ti liner when the tile cannot be saved. A mesh cap finishes the top. See chimney liner installation.
A tall stack sheds a lot of rain onto its own flashing. If water shows up on the second-floor ceiling near the chimney, we start with the flashing and the crown. The fix often takes a day, and typical cost runs $350 to $1,200. See chimney leak repair.

Meijer and Bissell both have headquarters in Walker, and the city grew up around that kind of steady work. Families stay a long time, which is how a lot of 50-year-old chimneys end up in the same hands. Owners who stay put tend to maintain what they have, so we see more repair than replacement.
The township grew out of farm land, with city status in 1962 to head off annexation by Grand Rapids. Near the old farm roads the chimneys are brick with clay liners. Near the I-96 and US-131 edges, newer homes lean on framed chimneys with metal liners. That is the whole range, and the camera tells us which one is in front of us.
Get it swept every year, and get the crown looked at every other. A crown costs $350 to $700 to coat and lasts for years when it is done on time. A crown left alone becomes a rebuild.
On one job last summer, a 1920s farmhouse near a township road had a chimney leaning about an inch over its height. The camera showed a sound flue, the mortar was the only real problem, and tuckpointing plus a new crown kept the old stack standing for a fraction of what a rebuild would have cost.
We also work in Grandville, where our crew has a short drive and the river bend gives the town its older streets.
Check it every few months in heavy-burn season and sweep at least once a year. Stoves run hotter and build creosote faster than open fireplaces. The Chimney Safety Institute of America advises sweeping at about an eighth of an inch of buildup, around the thickness of a dime.
Yes. We grind out loose mortar about half an inch to three quarters deep, repack the joints and replace any loose brick. Tuckpointing on a Walker farmhouse typically runs $900 to $2,800 depending on height and how much of the stack needs work.
Look for cracks in the cement cap, gray crumbling edges, or water stains running down the top courses of brick. A good crown overhangs the brick by about 2 inches. Coating a sound crown typically costs $350 to $700, while a full rebuild runs $800 to $2,200.
If the buyer or lender asks for it, yes, and Level 2 is the level used on a property sale. It includes a camera scan of the flue and the attic and crawl space sides. Typical cost in the Grand Rapids area is $175 to $279, with the report emailed.
A chase top is the steel lid on a framed chimney wrapped in siding, common on 1990s houses near I-96. It sheds water off the top. Old galvanized lids rust, and stainless replacements typically cost $400 to $1,500. Rust streaks on the siding are the warning sign.
Late summer and early fall. Masonry repairs need dry weather to set, and the fall rush starts in November, when searches peak near 480 a month. Booking in September gets the work done before the first freeze, which is when cracked crowns do their worst damage.
